Hi, Im looking for model kit houses that I can build, that are of a small scale. I saw one about 6 months back in a shop window, that had little bricks you had to stick together with mortar, and a wood frame you had to construct out of the materials it gave you, and when i went back the shop was gone! Iv looked everywhere on the internet can anyone assist me! Thanks a lot, its just im studying construction and I think itd help me vastly!

im thinking of building my own home and wanted to know about some Kit homes. are they worth the cost? easy? any brand suggestions?

If you can get to turnkey for under $100 per sq. ft., you're probably getting a bargain Alternative housing in construction and substance is in an explosion, given current market costs. "Building your own" obviously depends on multiple factors. Log is popular, as are it's variations in Milled material ready to stack, clip, fit, etc. Without knowing where you are at all, LOG, in the strict sense, will not offer much R value in insulation properties. Cob is another, as is Log End cuts, and Mortar. Brand differences are negligible, given, warantees, financing, location, code issues, access to materials, etc. There is a company in TX, that fabricates quality steel home kits, delivered on site, with code issues worked out for $11.50 per sq. ft. Help would be a good thing, Some licensed locals, for such issues as plumbing, electrial, and Roofing, would be adviseable. Connecting with local agencies for permits, inpections, impact fees for utility hookups, etc. will probably be in the mix as well. Another option some alternative companies offer is STAGE building. IE: Built to various stages, depending on your budget, from shell to turn key. Some of those also might offer financing based on the equity in the property you own, to build on. This is going to be a WHILE down the line, but I want to buy one of those log cabin Kit homes and put it on a piece of land. Have any of you guys ever done that? Did you get a loan from the bank for the kit and construction? Ive read about them on the sites but I wanted to talk to a real person who has done this...
Answer: I have not done this personally however I am licensed in Washington to sell real estate and I know that there are certain obstacles to overcome when building a log home. The loans are special and usually a higher interest rate than stick built homes. I also know that the insurance is more expensive. It is nothing that money can't take care of. Also the ability to re-sell the home is harder because they are a special home that alot of people don't like. It is like a Victorian with alot of wall paper and special archecture. I like them personally but I also would suggest you check on the maintainance after it is built. Depending on where you are, you may have to keep up the wood every year. Could also be expensive. I have seen other kit home that are wood. They go together like like Lincoln logs but they are dimensional lumber that has been laminated with insulation in between the wood. The corners are staggard and so on. I have not checked into that to deep but it looks interesting. If you want to know more about log homes I could talk to my friend. Let me know. Call ahead and visit the home, most are glad to show you around and talk about their experiences. 2. Log cabin homes are hard to sell. Consider both if you may want to keep it forever and consider buying a used log home. Expect a "great deal from sellers. 3. Log homes have more problems with everything else than they do the log home. Sewers, utilities, interior spaces.

Proper design is one key to energy efficiency in any home. Lots of windows, doors and skylights raise utility bills, unless you use proven solar design and excellent glazings. For instance, north-facing glass is usually a major loser of heat. Airtightness is also important. Proper sealing of corners and roof intersections is critical, especially with cathedral ceilings. Log homes with many corners, joints, and roof angles can consume more energy than simpler designs. A high-quality roof package is important for energy efficiency and comfort. A well-built log home also has energy conservation benefits of thermal mass.Thermal mass effects are where materials absorb, store, and slowly release heat over time. Walls and floors with heavy construction, such as concrete or logs, do this well. Thermal mass effects occur best with logs in their natural, large, round state. Thick natural logs also are reasonably good insulation. There have been several studies on the effects of thermal mass and resulting energy savings. While it is clear that high mass buildings may operate more efficiently in moderate weather (spring and fall), it is unlikely that thermal mass will save you money in the winter months. Answer: This seems to have come up only recently. Although steel does transfer heat, the amount of insulation required in homes, particularly between the frames, cancels out this transfer. Most of the heat is stopped on the outside walls and the air pocket between the walls. Steel frames have become very popular in recent years and I think timber users are generating these myths about steel. The other benefits of steel: •Wont twist, warp, rot or crack like timber. This reduces cracking throughout the home •Easier to assemble, saving a lot of money in labour costs •Stronger and lighter than timber •Recyclable •Termite resistent.
