My cousin and her husband have been talking about retirement in Florida in the next few years. They are not 65 yet.
Answer: I am not sure if there are any association fees or not. Single family houses (stand alone houses with yards) range from $140,000 to nearly $900,000. Smaller "Villas" go for between $140,000 to $180,000. Age Restrictions: The Villages is an adult community designed to provide housing for persons 55 years of age or older. All homes must be occupied by at least one person who is fifty-five years of age. Answer: Not there but from the local news I gather that it was very isolated in a mobile home park in the area... I believe it was Sunshine Trailer park... Answer: My parents live in Stonecrest, which is about 5 minutes away in Summerfield. People choose it because it is beautiful, has no thru traffic and far fewer rules that the Villages. You can still take advantage of all the Villages has to offer, except perhaps going to Katie Bell's, you will need a resident to bring you as a guest. But for the most part, you are free to enjoy all it has to offer. Stonecrest is on a golf course with a country club and has many different clubs to join. There is an indoor pool, outdoor pool and jacuzzi, a full gym, tennis courts, shuffleboard, lots of things to do. You do not have to be 55 to live there. There is a deed that states a percentage of the housing must be made available to anyone. The homes also tend to be less expensive and you have way more choices in customizing. http://www.armstronghomes.net/communities/stonecrest/ My parents told me they are selling a bunch of model homes now, which often have all of the "extras" at a discount price. You can stay at the Villages for free and go through their salespitch and tour. If you do that, sneak away to Stonecrest and check it out. They say its a 55+ community. What that means is that 80% of its residents NEED to be 55 or over. How can someone younger than 55 buy a home there?
Answer: Find a 55 year old roommate. You can sometimes get away with living with an aunt or mother but some places don't allow that if it's small condo style. Most single homes will allow the person name on the deed to be 55 and then a family member can live with them. If your 53-54 then just talk to them... they might work with you.

what is the best hotels to stay at in THE VILLAGES FLORIDA?

Answer: I've had friends stay at most of them. Most are very nice. The Microtel is likely the least expensive. The Hampton Inn is nicer but somewhat more expensive. Perhaps, "the best" might be the ones closest to the friends you are visiting. The Villages is huge (over 50 squire miles) so closeness is likely more important than you might first think. The ones walkable to a town square have a certain appeal to me. These would be: The Holiday Inn Express Hotel & Suites, Hacienda Hotel‎, Comfort Suites‎, TownePlace Suites, The Waterfront Inn (the last 2 are within 1/2 block of a town square) Sometimes there are short term Home and Villa Rentals available, try contacting The Villages Hometown Property Management, 800-346-4556.

Answer: Perhaps a third of the golf carts there are classified as "street legal". Those require a regular driver's license to operate on the streets. You must have a regular driver's license also to operate any golf cart (regardless of classification) on the championship golf courses.

what is your opinion on living at the Villages , Florida?

Answer: Interesting you ask... we looked at the Villages less than a year ago and ended up buying at Kings Point, Sun City Center, a WCI development about 45 miles south of Tampa, immediately on the east of I-75. The Villages was just too big and too busy and they are acquiring land for further development. Interestingly as we looked all over central Florida we encountered some who lived in the Villages but were selling for that reason.

What area in The Villages Community in Florida is the nicest?

We are thinking of moving down south to Florida and I was wondering what area of The Villages Retirement Community is the nicest.
Answer: The prices of homes in The Villages vary from under $100,000 to well over a $1,000,000. As a general rule, the houses get “nicer” as the price goes up. But specifically, “nicest” depends on what is important to you. Some people want to be within walking distance of one of the three town squares. Others want to be able walk to one of the many sets of clay tennis courts, or a certain golf course. Some want a large show-off house and lawn, others figure life is to short to mess with that stuff and go for a villa or court yard home. It really does not matter as once you are here for awhile you'll likely decide to move again within The Villages. Many Villagers have moved within more than 3 times in less than 10 years because their tastes, values, etc. have changed.

Want to know if the home prices have dropped, new and used, thinking about relocating down there next year.
Answer: Talking to several new owners recently, they told me that they bought within the last month or so (even though they had planned on not buying for another year or so because they were still working) because the builder had dropped his price on some great model homes so much that they just could not pass up such a bargains. Of course, it would depend on your budget and taste in homes, if these were bargains to you. For example, if you don't like a certain floor plan or if the (new) price is still above you budget, then even though its a great price, it is not for you. Being a retirement community, there are always homes where the owner has passed away or entered an assisted living arrangement. As the credit market is tight, it appears to me, that the asking prices on these is currently down. Likely your best bet is take a long weekend and visit. If you contact a local real estate agent a few days in advance and tell them what you are looking for they can surely arrange to give you a showing of an assortment of homes that meet your desires.

THE VILLAGES FLORIDA.....can it be fun for a teenager?

Im 16 and i went to Panama City Beach last year now this year im going with my family to The Villages. and i was wondering if its a fun place for teens. Do a lot of teens go there? Will there be a lot of people my age?
Answer: Not really. It is setup to be a retirement community. They do offer some very nice programs for younger children (pre-teen) to enjoy with their grandparents. Most all activities require children to be accompanied by a grandparent. It might be nice to spend a day or so with your grandparents golfing, at the pool, playing shuffleboard or tennis. There are few activities for teens by themselves (2 movie theaters, bowling). Most of the common areas close (town squares, pools, recreation centers) by about 9pm. Heavy security patrols do not tolerate teens hanging around after closing.

Is THE VILLAGES FLORIDA a nice place to live?

Answer: Yes, there are security gates. I, along with 80,000+ others, love being here. But in all fairness it is not for everyone. If your idea of retirement is sitting at home watching TV or playing on the computer all day, this would be a waste of money for you. On the other hand if you wish to golf (over 400 holes), swim (50+ pools), play tennis (I long ago lost count of the number of courts), dance (both performing and nonperforming groups), play cards, board games, joining in special interest groups (e.g. computers, photography, theater (there are resident produced and performed shows almost everyday from a series of simple 5-minute skits to full musicals (e.g. A Chorus Line, Mame, My Fair Lady) {resident musicals are a huge undertaking and only occur about one a year} as well as professional touring shows most weeks, big name (our age group) performers (Chubby Checker, Bowzer, Charo are among those that have performed here in the last 6 months or so). I suggest you take the preview trip for at least a week to try it out. If you don't like it you can go down to Orlando to Disney World or Universal or just visit other nearby areas. That was my plan, I was going to skip out the next morning after I arrived. I was so overwhelmed I bought within hours of arriving. That was 9 years ago. This place is fabulous! I had some coworkers that retired at about the same time I did. They thought they would save it few dollars by buying a bigger home for less money in nearby developments. They regretted it within weeks as they were excluded from anything other than the live nightly free music (and dancing) on the town squares and the commercial businesses. Some sold, at a considerable loss, and moved to The Villages. Others, had used up their resources and are now stuck where they are.
